AMENITIES

Utilities

Electricity is available. Natural gas is available on 
Lakefront lots and Hill lots.

Potable Water

Owners are encouraged to install cisterns. Water is available from local suppliers in Stirling and Raymond on a fee basis.

Sewage

Owners are required to install septic tanks for sewage disposal. Owner septic tanks will empty into an underground communal septic field located south of the development.

Roads

Will be maintained by the County of Warner.

Garbage

Owners will be responsible to dispose of solid waste. Garbage can be hauled to public transfer stations.

Police Services

Local RCMP will provide this service.

Emergency Medical & Ambulance Services

Medical services are available in Raymond.

Fire Protection

Fire protection services are provided by surrounding volunteer fire departments.

General Questions

What is the RV Lot Size?

The RV lot size is approximately 45’x90’.

What is the Lakefront lot size?

The lakefront lot size is approximately 63’x150’ (see map)

What is the hill lot size?

The hill lot size is approximately 96’x111’ (see map).

Can we hire our own builders and plan designer?

Yes as long as they stay within the architectural controls

What about docs?

We are in the process of approvals on docks. Currently we are seeking approval on at least 4 community docks (likely aluminum) with multiple docking stations and stairs and pathways from the development. Pathway allowances are between Lake lots 8/9 and 20/21. Docks must be removed Oct 1 – May 1st due to low reservoir levels. This is managed by the Home Owner's Association.

Is there a boat launch?

Boat launch currently is within the Ridge Campground. We are seeking approval on installing our own boat launch.

Is there a playground or sandy beach?

Currently, there are no sandy beaches or playgrounds permitted on the Provincial Right of Way. We are interested in continuing to pursue these items in the future through Alberta Environment. If not allowed, we will be adding a playground into our plans in Stage 2.

Is there a Homeowners Association?

Yes, an HOA has been established.

What is the animals policy?

You may have a maximum of 2 cats and 1 dog.

How long is the construction process?

Construction must be completed within 18 months. Construction must start within 6 months of lot purchase, for a total of 2 years for completion. There is a possibly 6 month extension that can be extended if necessary.

Can I have a fire pit?

Yes, fire pits are permitted.

What is the fencing guidelines?

Fencing cannot exceed 3’ in front of buildings and 6’ on the sides and rear.

House Lot Questions

Does it have to be on a foundation?

Yes, your property must be on a permanent foundation (Modular homes not older than 10 year old).

What are the size requirements/restrictions?

The minimum is square footage is 800’ and maximum 2500’ (not including basement or garage). The maximum height is 20'. Maximum roof slope is 4/12.

Can I have an outbuilding?

You may have a maximum pf 2 unattached outbuildings (garage or shed) Garage max 1100’ (roof height 15’), garden shed max 120’ (roof height 11.5’)

What is the setback guidelines?

Setbacks as laid out by county of Warner
Electricity, water (Owner will install cistern for potable water and will truck it), sewage (septic tank into communal system), and natural gas.
